Top Modular Home Builders in Rhode Island (2026)
On this page
Rhode Island is the smallest state by land area and one of the most expensive housing markets per square foot in New England. Lot prices in Providence, Newport, Bristol, and Washington counties sit at numbers that make new construction math hard, the local stick-build labor pool is small and stretched, and the build season is squeezed between brutal winters and a coastal hurricane window. That's the exact mix that pushes serious Rhode Island buyers toward modular.
The state's modular market is small but functional. Most product comes in from Pennsylvania, upstate New York, and Massachusetts factories, with set crews working out of the New England regional network. The Rhode Island Building Code Commission administers the modular insignia program, and local building departments handle the site-built portion through standard inspection.
This is the honest 2026 list. Real factories actually shipping into Rhode Island.
How We Built This List
We weighted four things: factory verification, code path (RI state modular insignia or HUD), willingness to ship into Rhode Island, and price transparency. Builders that won't disclose factory address, ship overseas kits, or have no documented Northeast project history did not make the list. Rhode Island is small enough that no factory is headquartered in-state — every modular box gets trucked in.

State-Specific Considerations
Rhode Island runs its modular insignia program through the State Building Code Commission. Any modular built outside Rhode Island for placement inside must carry the RI modular insignia. The factory has to be on the approved list. Local building departments handle foundation, utility, and site-built inspection.
Coastal construction dominates the engineering conversation. Newport, Middletown, Portsmouth, Bristol, Warren, Barrington, Narragansett, South Kingstown, Westerly, and Block Island all carry serious wind-load requirements and large portions of the coastline sit in FEMA Special Flood Hazard Area. Expect to elevate on pilings in flood zones. Verify your factory has engineered for coastal Rhode Island before — not generic 110 mph wind loads.
Lot access and set-day logistics matter in a state this dense. Narrow streets, mature tree canopy on suburban lots, and overhead power lines all add cost on set day. Walk the site with your crane operator before signing.
Historic district overlays in Providence, Newport, Bristol, and East Greenwich can affect exterior details and roof profiles. Factory plans may need adjustment to fit historic-review approval.
Financing in Rhode Island
For modular homes on permanent foundation, construction-to-permanent loans from Rhode Island banks and credit unions are the standard path. Citizens Bank, BankRI, Navigant Credit Union, and Coastal1 Credit Union have done modular construction lending. The factory deposit is treated as a construction draw and the loan converts to a traditional mortgage at certificate of occupancy.
For HUD manufactured homes on private land titled as real property, real-property mortgages apply. For HUD homes in land-lease communities, chattel financing through 21st Mortgage, Triad, or Vanderbilt is standard.
RIHousing has down-payment-assistance and first-time-buyer programs that work for some buyers on both modular and HUD product. Jumbo construction-to-permanent loans from the same banks that finance stick-built custom work in Newport and Watch Hill will finance high-end modular too.
PERCH is the honest marketplace for modular and manufactured homes. We don't sell units. We help Rhode Island buyers compare verified US factory-built options, connect with builders who'll actually answer the phone, and walk through financing, transport, and title before money moves.
