Top Modular Home Builders in Mississippi (2026)
On this page

Mississippi is one of the most manufactured-housing-dense states in the country — roughly one in seven homes statewide is factory-built — and the regulatory environment, retail network, and financing infrastructure all reflect that. The State Fire Marshal's office administers the manufactured housing program; the State Board of Contractors handles modular. Both pathways are clean for buyers who know which one they need.

Climate zones 2A and 3A drive the build spec — humid, hot, hurricane-affected on the Gulf Coast. Coastal counties (Hancock, Harrison, Jackson) carry wind-zone II or III chassis requirements and FEMA flood elevations. Inland counties are simpler. Most product moving in the state is HUD manufactured on owned rural land; modular volume is smaller but growing in the Jackson, Oxford, and Gulf Coast metros.

This is the 2026 list of operators actually delivering in Mississippi.

    How We Built This List

Mississippi presence first — factory in-state or active retail network with recent installs. Code path: HUD tag for manufactured, MS Board of Contractors approval for modular. Wind-zone II/III compliance on Gulf Coast lots. Build quality at the price band. Service after the set.

    The Builders

Clayton runs the largest manufactured-home retail and financing network in Mississippi. Single-section, multi-section, and CrossMod product all ship into MS through dozens of retail centers. For coastal buyers, the wind-zone-III spec is standard on coastal-zoned product.

    • Headquartered: Phoenix, AZ
    • Serves: National
    • Product class: HUD manufactured + park-model
    • Code path: HUD tag
    • Price band: $70–$170/sq ft turnkey

Cavco reaches Mississippi through independent retail. Their two-section ranches and Cape plans are a baseline option for rural lots; park-model product is a fit for Gulf Coast weekend lots and inland recreational parcels.

    • Headquartered: Troy, MI
    • Serves: National
    • Product class: HUD manufactured + modular
    • Code path: HUD tag or state modular

    • Headquartered: Troy, MI
    • Serves: National
    • Product class: HUD manufactured + modular

    • Product class: HUD manufactured
    • Code path: HUD tag (wind-zone II/III)
    • Price band: $75–$170/sq ft turnkey

Live Oak is a Mississippi-rooted manufactured home builder with deep regional retail and a chassis spec built for Gulf Coast wind zones natively. For coastal buyers wanting in-state factory support, this is a strong pick.

    7. Fleetwood Homes (fleetwoodhomes.com)

    • Headquartered: Bellemont, AZ (Cavco brand)
    • Serves: National
    • Product class: HUD manufactured
    • Code path: HUD tag

    • Product class: HUD manufactured
    • Code path: HUD tag
    • Price band: $80–$180/sq ft turnkey

Adventure is a mid-tier HUD producer reaching MS through retail. Cleaner plans and better finishes than the budget end of the category at a price that beats CrossMod for the same square footage.

    9. Connect Homes (connect-homes.com)

    • Headquartered: San Bernardino, CA
    • Serves: National via long-haul shipping
    • Product class: Modern steel-frame modular
    • Code path: MS state modular approval

    10. Boxabl (boxabl.com)

    • Headquartered: Las Vegas, NV
    • Serves: National
    • Product class: Folding modular (Casita single-room unit)
    • Code path: State modular or accessory dwelling
    • Price band: $200–$300/sq ft delivered (excludes site work)

Boxabl ships their Casita single-room folding unit nationwide. In Mississippi, it's an accessory or guest-unit play on rural acreage where local zoning permits secondary dwellings. Not a primary-residence solution at full footprint, but a real option for the right lot.

    State-Specific Considerations

Mississippi treats HUD manufactured homes as real property when permanently affixed to owned land and the title is surrendered under MS Code §27-53. Modular set on a permanent foundation is real property at CO with State Board of Contractors approval.

Wind zone matters. Hancock, Harrison, and Jackson counties on the Gulf Coast require Wind Zone II or III chassis spec on HUD product, and modular projects in these counties have hurricane-load engineering requirements that affect both the home and the foundation. Coastal-zoned land may also require FEMA base-flood-elevation pier height.

Permit timelines are generally fast in MS — 30–60 days from drawings to permit on rural lots, longer in metro counties.

    Financing in Mississippi

HUD manufactured homes on owned land with title surrender finance as real property in MS — conventional, FHA Title II, VA, and USDA loans all apply. Chattel financing is widely available for homes on leased land or in parks; expect higher rates and shorter terms.

Modular on permanent foundation finances as real property at CO. Construction-to-perm is the standard structure through MS community banks and credit unions. Mississippi Home Corporation's Smart Solution Second Mortgage is available for qualified buyers as down-payment assistance.

For CrossMod product meeting Fannie Mae MH Advantage spec or Freddie Mac CHOICEHome spec, conventional financing applies with terms comparable to site-built — typically the best rate available on manufactured product.

A practical note for MS buyers: if you own the land, the real-property path is almost always the better financial outcome over a 15-to-30-year horizon. Chattel rates on HUD product in Mississippi commonly run 200–500 basis points above real-property conventional rates. The conversion paperwork is routine.

What MS Buyers Get Wrong About Factory-Built

Three patterns. First, buyers assume the cheapest HUD home is the right HUD home. In MS, where coastal counties carry Wind Zone II or III requirements, ordering the budget chassis spec for a coastal lot is a path to insurance and permitting friction. Spec to the lot's wind zone from day one.

Second, buyers underestimate the difference between HUD product tiers. The gap between budget HUD and upper-end HUD (Deer Valley, Schult, mid-tier Clayton lines) is enormous on finishes, ceiling height, drywall versus vinyl-on-gypsum walls, and cabinetry. Six thousand dollars more on the order frequently buys a home that feels twice as expensive. Walk the model centers and compare.

Third, buyers shopping CrossMod don't always understand that CrossMod is HUD-tagged product that meets specific Fannie Mae or Freddie Mac construction standards (drywall, 8-ft ceilings, real foundation, attached garage or covered porch). The financing terms are conventional, but the product is still HUD under the tag. That's fine — it's also why the price beats modular by 30–50% on the same square footage.

A Final Note on Hurricane and Insurance

Coastal Mississippi buyers need to think about insurance availability and cost before signing the factory order, not after. Wind-zone-III rated HUD product on a permanent foundation in a coastal county is insurable, but premiums vary widely by carrier and by specific siting (BFE, distance from open water, roof type). Get a property insurance quote before placing the order, and confirm the chassis spec and foundation type are consistent with what the carrier wants to see. The wrong spec at the wrong location is the difference between insurable and not.
