The PERCH Standard Rev A · 2026

Every home passes three checks.

Anyone can put a badge on a photo. We put a name behind the badge. Read what we check, who does the checking, and what we back the check with.

Why we wrote this down

You should know who checked your home.

Most sites hand you a badge and hope you don't ask questions. PERCH does the opposite.

Every home you see gets checked three times before it can ship. We name who did the checking. We carry the insurance behind our word.

Read this page. Ask us anything you can't find here. We answer in one business day.

§
The three checks

Three checks. One signature.

Every home clears all three before it ships. All three are done in advance — not in response to a problem.

Check 01 · The Builder

We audit the builder before their first listing goes live.

Not a form. An in-person review, a license check, and calls to real past buyers. A builder has to clear all six items below before their first home can be listed on PERCH.

check_circleBuilt at least 50 homes under a state modular label.
check_circleActive state dealer or manufacturer license verified.
check_circleGeneral liability and product liability insurance on file.
check_circleWarranty program honored on at least three finished homes.
check_circleThree past buyers called and interviewed by us directly.
check_circleNo open lawsuits or unresolved complaints in the last two years.
Behind the badge

Insurance you can name. Standards you can read.

The PERCH Standard isn't self-graded. Every layer has a real counterparty and a paper trail. If you want to see the certificates, ask us. We send them the same day.

The buyer's side

Six things every PERCH buyer gets in writing.

These aren't wishes. They're written into your paperwork. Every buyer signs the same page.

01

Read the standard.

The full PERCH Standard is public and matches what you sign at reserve. No hidden clauses. No side letters.

02

Know your inspector.

Ask for the inspector's name, credential, and phone number for your home. We share it within one business day.

03

Escrowed funds.

Every dollar sits in licensed escrow. Money only moves when you sign off on dated proof of the milestone. No exceptions.

04

Approve every release.

Nothing moves from escrow to the builder without your digital sign-off on dated proof. You are the final checkpoint at every milestone.

05

Reach a real person.

Every buyer gets Cameron's direct email. Written reply within one business day. No ticket queue, no case number.

06

Walk away before production.

Before production begins, you can cancel. Escrowed funds return to you, minus any engineering already run and any transaction processing fees. Once production has started, cancellation is not available.

For builders

Want to sell under the PERCH Standard?

If you build state-labeled modular, prefab, container, or tiny homes and you can pass the builder check, we'd like to talk. First conversation is a scoping call. No application. No fee.
