Chattel and land-home loans are both specialty manufactured home products from lenders like 21st, Triad, Cascade. Chattel finances the home structure only. Land-home combines the home + land into a single loan.

The quiet part.
Chattel is a legacy category. Land-home is the modern default when land is part of the deal. Most specialty MH lenders will quote both — but the salesperson often defaults to chattel because it's faster to underwrite. Ask specifically about land-home if land is being purchased.
