What do I actually receive when a buyer routes to me?
A full handoff. Buyer contact, declared metro + budget + land status, PERCH's initial intent notes, plus our modular scripts and buyer-facing content pack proven to close in first contact. Manage the lead solo or plug into our concierge team who will co-work it with you.
Do I need to become a modular expert?
No. PERCH gives you the tools — financing scripts, modular product spec sheets, buyer-facing content, and warm handoffs to certified builders. You bring the license and local knowledge. We handle the modular education so you can close.
What stops PERCH from just keeping the best buyers for its own team?
PERCH does not run an in-house buyer sales team. Every verified buyer routes to a licensed partner agent — the routing rules are visible in writing inside your dashboard and never change silently. If PERCH ever adds an in-house team, existing network partners keep first-look on their metros. That is written into the partner agreement.
Is there an upfront cost or monthly subscription?
No. Joining the network is entirely free. We only get paid when you get paid — flat referral fee per closing, distributed via Stripe Connect.
Do I have to list these properties on the MLS?
No. PERCH operates outside standard MLS friction. Payouts are structured as direct referral fees. Your existing brokerage relationship and MLS obligations stay untouched.
How are my leads tracked?
On activation you get a personalized branded dashboard, referral link, and 90-day attribution cookie. Every touch — inquiry, conversation, contract, close — surfaces in your funnel view so you always know your expected payout.
What if the buyer wants a home outside my primary market?
We route by declared metro. If a buyer moves outside your service area, the referral transfers to the certified agent in that market — attribution to the originating agent still counts toward your tier progression.
