The Nest ships nationwide. NC, SC, GA, TN, and VA sit inside our default delivery footprint and use the existing component approvals as-is. Other states may require plan re-engineering for windows, doors, tie-downs, or roof to clear their local code — that's a quote and timeline, not a no. Concierge scopes it within 24 hours of reserve.

What's the difference between the module and site scope?

$129,000 covers the factory-finished module and freight to your prepared site. Site scope — foundation, utility hookups, HVAC line-set connection, set crew, permits, final inspections — typically runs $18,000–$28,000 and is coordinated separately.

How does payment and escrow work?

20% production deposit ($25,800) moves into licensed escrow at signing, or pay the full $129,000 up front if you'd rather skip milestone tranches — either way funds land in escrow, not our operating account. Every subsequent release requires dated factory proof plus your digital sign-off. Full manufacturer disclosure and pass-through warranty on record before funds release.

Yes — modular financing is available through PERCH's lender network. Because The Nest is state-labeled modular (not manufactured / HUD), it qualifies for conventional and portfolio construction loans, not chattel. Typical terms: 20–30 year fixed, 6.5–7.5% APR range, 10–20% down.
