Question 1

Who actually builds The Nest?

Accepted Answer

The Nest is manufactured to order by our anchor manufacturing partner in South Carolina under NC modular state label, NTA-approved November 14, 2023. Full manufacturer name is disclosed as part of your signed docs at Reserve. PERCH is the marketplace and dealer principal. The manufacturer warranty passes through directly to you.

Question 2

What foundation does it need?

Accepted Answer

Crawl space, buyer-prepped per manufacturer engineering specs. Typical cost: $6,000–$12,000 depending on soil, grade, and access. PERCH's site-partner network can coordinate this or work with a general contractor you already trust.

Question 3

What states do you deliver to?

Accepted Answer

The Nest ships nationwide. NC, SC, GA, TN, and VA sit inside our default delivery footprint and use the existing component approvals as-is. Other states may require plan re-engineering for windows, doors, tie-downs, or roof to clear their local code — that's a quote and timeline, not a no. Concierge scopes it within 24 hours of reserve.

Question 4

What's the difference between the module and site scope?

Accepted Answer

$129,000 covers the factory-finished module and freight to your prepared site. Site scope — foundation, utility hookups, HVAC line-set connection, set crew, permits, final inspections — typically runs $18,000–$28,000 and is coordinated separately.

Question 5

How does payment and escrow work?

Accepted Answer

20% production deposit ($25,800) moves into licensed escrow at signing, or pay the full $129,000 up front if you'd rather skip milestone tranches — either way funds land in escrow, not our operating account. Every subsequent release requires dated factory proof plus your digital sign-off. Full manufacturer disclosure and pass-through warranty on record before funds release.

Question 6

Can I finance it?

Accepted Answer

Yes — modular financing is available through PERCH's lender network. Because The Nest is state-labeled modular (not manufactured / HUD), it qualifies for conventional and portfolio construction loans, not chattel. Typical terms: 20–30 year fixed, 6.5–7.5% APR range, 10–20% down.

Question 7

What certifications does it carry?

Accepted Answer

NC Residential Code 2018, NC Electrical Code 2017, NC IECC 2018. State-labeled modular per NTA Inc. cert dated 11/14/2023 (our NTA-certified third-party inspector, third-party plan approver). 115 mph wind rating (Vult Exposure C), Seismic Category C, Climate Zone 4.

Question 8

How long from reserve to move-in?

Accepted Answer

10–12 weeks from reserve to move-in on a well-scoped site: slot confirm 1–2 weeks, factory build 6 weeks, ship and set 1 week, button-up plus inspection 1 week. Site prep runs in parallel with factory production.

Question 9

What's the warranty?

Accepted Answer

1-year manufacturer warranty from our anchor manufacturing partner, passthrough directly to the buyer. Covers structural, envelope, plumbing, and electrical from date of set. Appliances carry their own manufacturer warranties.

Question 10

Can I see The Nest in person before I buy?

Accepted Answer

Yes — walk-throughs are available at our anchor manufacturing partner's South Carolina facility with 48-hour notice. Once we have units in the field, PERCH will publish an owner-tour schedule so you can walk a completed home on real land.
